  We had a great time here. Everything was very clean and new. The air conditioning and ceiling fans kept us nice and cool with separate controls in each room. Our host contact texted to make sure we were happy and had everything we needed. We had no problems at all and would definitely recommend staying here.

  On June 5th with an outside temp of 90 degrees we walked into the home around 3 pm and found that the air conditioning was not on. The inside temperature was over 90 degrees and we were unable to remain there. We turned on all the air conditioning units and call management/owner. He apologized and ask that we let him know if it cools down. We returned around 7 and it was still extremely hot so we again returned at 9 pm. The main portion of the home was still above 80 degrees and only one room (4 bunkbed room) in the home was cool enough to stay. I call the owner to let him know and to inform him that half the party had to find other housing for the night. I asked to be reimbursed for half the nightly cost at minimum which I thought was generous on my part. He assured me he would help. The house finally cooled down early morning. When I again asked for reimbursement I was given a lengthy summary of his cost and low profit margin and how I would be taking from his family business as if it was my fault his home was hot as hell and uninhabitable for the first day of the stay. I continued to ask for reimbursement and was offered $50 which was insulting. With all cost included the nightly cost to me was roughly $300/night. Additionally there were ants in the master and a few ant traps laying around-one by the coffee machine.

  This is a newly built home (2023) equipped with a professionally serviced, modern AC system. A recent HVAC inspection confirmed that the system is functioning properly, and I offered to share documentation to support this. On the day of your arrival, outdoor temperatures reached 95–100°F. With an early check-in (provided at no additional cost), the system needed some time to regulate and fully cool the home.
  
  I stayed in communication during your stay and confirmed that the AC was working as intended. No previous or subsequent guests have reported any issues with the system.
  
  Unfortunately, a refund request was made shortly after arrival, before the home had a chance to cool down fully. Even though the AC was functioning, I still offered a goodwill gesture in an effort to make things right, which was declined.
  
  While I always strive to provide a fair and comfortable experience for every guest, the continued demand for a substantial refund in the absence of any equipment malfunction made it challenging to find a resolution. I do regret that your stay did not meet expectations, and appreciate the opportunity to respond."

• Stairs! 3 levels!

  Kids bedroom smelled, faint hint of urine. All furniture IKEA/cheap. Some needed to be replaced. Not the comfiest but suited our needs. Parked in fenced area parking lot nextdoor and our vehicle was locked overnight, signage not visible. 3 levels of sleeping areas. House alarm across street kept going off after midnight for 2 hours...

  - We haven’t received similar comments about odor in the kids’ room, but we’ve asked our cleaning team to take a closer look to make sure everything’s in great shape
  - We’re sorry to hear the furniture didn’t meet your expectations—everything is sourced from a highly rated local store and selected with guest comfort and durability in mind. We’ll check for any pieces that may need to be replaced
  - Parking instructions were sent before check-in, but it looks like you parked at a private lot next door that isn’t affiliated with the home. We did our best to assist, even though it was out of our control
  - It seems the review may have been written in frustration, especially since you later tried to remove it, but we’re confident the home reflects the quality and care we provide for all our guests
