We rented this location for our softball team, and it was definitely worth it. It was spacious with many rooms and plenty of space inside and outside to accommodate all of us. The kitchen area has two large tables to accommodate large parties comfortably and the A/C for this Texas weather was great. It’s an older, but comfortable house to accommodate your large parties and the location is not far from the highway and close to everything you need, but also far enough for quiet time to enjoy and relax. There is a large parking area, but be aware that the more people, the space becomes limited after so many cars, so ensure guests park tightly. Also, the owner is very nice, accommodating, and quick to respond if you experience any issues. I recommend this property to large parties who want to be able to create great memories. We had a wonderful time and will definitely be coming back. Just an FYI…Please remember that this is a river house rental in TEXAS and you most likely will experience some wildlife or bugs which can be expected. So please refrain from complaining about the uncontrollable or stop by your local store to bring bug control spray.

To start, we were given the wrong lockbox code, and our group was stuck outside for over an hour trying to access the property. We received no response from VRBO or the host during this time and only managed to get inside after getting the correct code from a neighbor—a completely unacceptable situation.Once inside, the issues continued. The house was not clean: we found cockroaches, spider webs, dead insects, dust, and grime throughout. The kitchen AC vent was leaking water, which caused more mess. The outdoor area was poorly maintained, and we even saw stray cats on the property.The space was very cramped, with no proper living or common area for a large group. Several bathrooms had no locks, two showers had broken showerheads, and some bathrooms didn’t even have trash bins.Adding to the discomfort, there was another sublet unit on the same property which compromised privacy.The only positive was that there were enough sleeping spaces and the mattresses were comfortable, but that doesn't make up for the overall experience.I do not recommend this property, especially for large groups or anyone expecting a clean, private, and well-managed stay.

– The home was cleaned before your arrival, and each bathroom is equipped with a trash bin. We also have routine pest control in place to prevent issues with pests, but we’ve shared your comments with the cleaning team for continuous improvement. Regular landscaping is also in place to maintain the outdoor area.
– The showerheads have been repaired, one bathroom door lock is scheduled for repair, and what you noted to be a leak from the kitchen A/C vent was standard condensation from the system’s condenser line, which is normal.
– The listing notes that another bookable rental is located on the same property, and we include detailed square footage and photos so guests can understand the space and layout before booking.

The Guadalupe River Lodge and Cottage is a beautiful home in a great location with peaceful river access — exactly what I was hoping for in terms of the space itself.Upon arrival, the house had not yet been cleaned, but the host communicated with me and allowed early check-in on the condition that I make the beds, clean the bathroom, and tend to the plants, which I agreed to.However, during my stay, the host returned to the property and stayed overnight, which was unexpected. I received a message from her regarding music being too loud, calling it a “ghetto blaster,” despite it being at a low volume during reasonable hours. There had been no complaints prior, and the environment remained respectful.While the house and location were enjoyable, the hosting experience was somewhat uncomfortable. I’d only recommend this stay to guests who are comfortable with the possibility of having to perform cleaning tasks or accommodate the host’s presence on-site.

Overall we made it a great time with our loved ones and enjoyed having time away from the city. Our kids had a blast swimming and having access to the river was a big plus, this house is amazing but needs a little attention here and there with minor fixes throughout the house.We would have rented the small cottage with the main house for our stay, if we would have known that we would be sharing the property with others. So, it wasn’t a very private stay for us.The rooms are nice and relaxing at the end of the day, this place is very good for family gatherings and big size families.
