  The location was great, just steps from the beach. The house was clean, the beds comfortable and the air conditioning was cold. Cleaning supplies, bath & hair products and paper goods were supplied, which was a real bonus. Nice setup for families with beach toys, some games and books available. What keeps this from being a 5 star property is the condition of the house. The keyless entry did not work but fortunately keys are available. The upstairs shower was beautiful but no hot water, lukewarm at best. One of the window blinds fell out of the window frame when raising it because the wood around the windows were rotted. I emailed but no reply. It stormed one day pretty hard and the windows leaked. We had a bowl to catch the water and a few towels to soak up the rest. The top board of the railing was loose and gave away when my daughter put her hand on it, she thought she was going over the rail! That happened our last night there or I would have been calling someone. The only access to the upstairs deck was from outside and those steps were narrow and steep. The downstairs floors were unlevel and the linoleum was buckled in several places. A whole house water filter would be a major upgrade. The water smelled terrible, but that is a Surfside problem, not a homeowner problem. My reason for choosing this house was the ability to bring my dog which we decided not to. This house could be a total jewel if it had some major repairs. As is it is overpriced.

  Hi Becky, we’re glad you enjoyed the proximity to the beach, the A/C, and all the extras we provide for a comfortable family stay! After reviewing your comments, we’d like to share a few thoughts:
  - We’ve since replaced the keyless entry lock with a new unit after learning it was malfunctioning. In the meantime, we made sure traditional keys were available in lockboxes so guests could still access the home easily.
  - The upstairs shower was recently renovated, and we’ve confirmed with guests before and after your stay that hot water is available—it’s just a matter of how the handle is adjusted.
  - The window blinds are wide vinyl and need to be lowered gently. We haven’t had issues before, but we’ve decided not to charge for the damage and have already replaced them.
  - Salt air and storms near the Gulf can sometimes push water through window seams during heavy weather. We’re actively exploring weatherproofing solutions and have already tightened up the loose railing board you mentioned.
  Thanks for highlighting what worked well, and we’ll continue improving so future guests can enjoy an even better experience!

  The house setup is fantastic, and beach access is just a short walk away from the backyard. My only recommendation is to bring bottled water for drinking and washing bottles if you have a baby. There is a clean water faucet to the right when you’re facing the sink, but it's a small tank and can run out of water quickly, especially when caring for a baby and a two-year-old.
